Explore the fundamentals of site valuation and cost approach with course content designed to meet the requirements of the Appraisal Qualifications Board as part of the required Real Property Appraiser Qualification Criteria. This course fulfills one of the elements of the AQB's Required Core Curriculum for Licensed Residential Real Property Appraiser Classification and the Certified Residential Real Property Appraiser Classification.

This course covers appraisal concepts to build upon the aspiring appraiser's base-level knowledge of appraisal applications. The course examines how appraisers can identify and perform a complex appraisal assignment and the reasons behind an assignment's complexity (e.g., complex interests in ownership, complex market conditions, complex structures and sites, green features, etc.). The course also offers condensed and expanded case studies for students to apply their learned knowledge.

The course examines past and present incidences of appraisal bias and its impact, the various types of ownership and how to value them in an appraisal, and advancements made in artificial intelligence and green building as they relate to the appraisal industry. This course builds upon the aspiring appraiser's base-level knowledge of statistics and how they are utilized in the appraisal profession. It covers the process of selecting and collecting appropriate data, the measures of central tendency, standard deviation and data dispersion, the use of mass appraisals and automated valuation models, real estate financing fundamentals, and time value of money concepts.

This course covers the history of bias in the real estate industry, an overview of fair housing laws and other consumer protections, current allegations of appraisal bias and supporting research, and the measures being taken to eradicate appraisal discrimination.

Appraising for the Supervisor and Trainee is designed to assist in creating competent appraisers who can continually promote and reinforce ethical appraisal practice, abide by state and national laws and regulations, and uphold an appropriate supervisory/trainee appraiser relationship. An overview is provided of the rules, requirements, and USPAP standards for supervisory and trainee appraisers, identifying the AQB and state-specific requirements, and especially noting the credentialing requirements for supervisory and trainee appraisers.
